After an offer is accepted on a property or land, the moving for less conveyancing process begins when we are instructed to act for you. We work on a fixed fee basis to make the whole thing easier and stress free for all our clients. There are many aspects to consider in what we do, but broadly speaking you can expect the following 3 main elements.
Select Option
Choose the option that you require as a buyer or a seller. Once instructed, we will carry out the legal process and all searches for transferring the ownership of land or property.
Sign and Complete
The legal documents will then be prepared stating the vital details including the price and the conditions on the sale. These should be check thoroughly and then sign for completion.
Get Keys
The estate agents will release the keys once the conveyancer for the seller receives the money from the buyer’s solicitor. After fees are paid the sale is recorded with the Land Registry.
Conveyancing Guide

The Offer
Once an offer is agreed on a certain property, the conveyance process by our property solicitor will then begin. The vendor is expected to prepare a contract outlining the necessary details, including what is included in the sale, any conditions and the purchase price. The legal document will be drawn up and state the intended completion date. The necessary searches and checks (these attract their own fees) for the property will be conducted at the correct stage by our conveyancing lawyer.
House Survey
If you are buying a property through a mortgage, then a survey is required to obtain a formal offer from the lender. This is included to safeguard their asset and to ensure it is a worthwhile purchase.
Which Type Of Survey Should I Get?A property survey is essential to realise the condition of the building and to identify any potential or existing issues before the contracts are exchanged. Not all things are always noticeable immediately to the eye and depending on the type of survey it can provide a peace of mind that you are spending on a sound structure.
The 3 main type of house surveys are as follows:
- Valuation survey – useful for remortgages and new builds
- Homebuyer’s report – the general survey covering most properties
- Full structural survey – useful for older buildings or houses in disrepair
Exchange of Contracts
Once the purchaser and the seller agree to the terms set out, then they are ready to sign and exchange contracts. It is important to understand that once the contracts are signed, there is no return as you are legally bound to buy. A specified amount is usually paid on exchange of the legal contracts.
Completion Day
On the completion day set between the two parties, it is normal to complete on the same day, often within a few hours. Sometimes, we carry out final checks to ensure that all things go smoothly. The key is released once the seller’s solicitor or conveyancer receives the funds that are transferred from the buyer’s representative. The new ownership is then recorded by the Land Registry once all fees are paid.
